While it’s rare to rent a landed home, we get that some people prefer this: from foreigners splitting with multiple roommates, to large extended families awaiting their own landed homes (yes, we’re aware of how some landed renovations can take over a year), it may surprise you that there are options beyond pricey luxury landed living. Here are some of the most affordable landed areas to rent in Singapore to check out: : While we can’t totally make the distinction between what is a whole unit and what is like a private floor for rent, its with reasonable assumption that most of those $3k and up are private places. Moreover, landlords would have little incentive to spruce up the place considering the low lease remaining. One attraction to staying here is its proximity to Rail Mall. The area has come a long way and it’s not a surprise to see the carpark full during weekends given the decent tenant mix here. There’s something there for everyone – groceries, hawker food, F&B outlets, dental services, beauty salons etc. It’s also closeby The Rail Corridor for nature lovers who want to take a stroll or love cycling. Another attraction to stay here is its proximity to Hillview MRT (Downtown Line). From Jalan Asas, you could walk to the MRT in under 10 minutes. This makes it really convenient for those who work in the CBD since you have a direct line down to Telok Ayer. The lower rental rate here (around $2,983 for an 800 to 900 sq. ft. unit) is due to a tradeoff: while it’s a highly convenient location, right in the heart of the Katong/East Coast lifestyle hub, it also lacks the exclusivity of the typical landed area. Ean Kiam is next to two old malls (Katong Shopping Centre, mostly famous for maid agencies and one chicken rice stall, and Odeon Katong, which is mostly dominated by a religious organisation and small food or pub outlets). It is, however, at the head of a long stretch of family-friendly pubs and eateries, in the now-gentrified stretch down to Joo Chiat. I12 Katong, and Parkway Parade across from it, provide a good range of day-to-day amenities. This area is an expat enclave and very family-oriented, and is packed with tuition and enrichment centres. There’s an especially dense concentration of good music schools here. Note that Marine Parade MRT station (TEL) will be next to Parkway Parade, and will be operational shortly – so there is good access to the train station. It’s also closer than it looks on maps, as you can cut directly through Roxy/Grand Mercure to get to the station. Bus services here are very good, and note that services like 14, right outside Ean Kiam Road, will take you directly to the Orchard/Somerset area. Schools in the area are also very attractive, and include Haig Girls’, Tanjong Katong Secondary, and TKGS all in close proximity. It’s great for the price, but it’s not the kind of landed area where you’ll get a lot of greenery and nature. Houses here are smaller than the two preceding options; but at 600 to 700 sq.ft., these homes rent for about $3,475, which could make them a viable alternative to a two-bedder condo. This area is close to Ean Kiam Place (see above), but is further away from the lifestyle stretch. It’s near the landed homes at Joo Chiat Place, which is rather sparse on amenities – residents will probably be using services like 966 to get down to the Parkway Parade area, which is where most retail and dining options are. Other than this, it’s mainly a series of eateries which dot the stretch down to the East Coast Road area. The homes here are quieter, and the area less dense, than Ean Kiam above – but there’s still a lack of greenery in general. School-wise, CHIJ Primary and Haig Girls’ are both close by, which can be attractive to families. It’s a compromise: this is a landed area, but the surroundings still feel a little grey and urban. This is also one of the less “ritzy” landed areas, where the homes are a mix of older projects with contemporary ones (i.e. Some nearby units look a bit old and run down, if you care about that sort of thing). This is a space where newer landed homes are gradually replacing the older ones, some of which have been around since the 1960’s; so it’s possible to find sleek, ultramodern homes next to much older ones. Some people find it charming, others think it’s a mismatched eyesore – we’ll leave that up to you. In any case, homes of 1,100 to 1,200 sq. ft. can be rented here for just $3,767 on average, which is cheap for the strong location. This area benefits from the proximity of Paya Lebar Quarter (PLQ), a commercial hub with a lot of retail, entertainment, and Grade A office space. Those who work nearby, and who want landed living, can consider renting here for rates that are often cheaper than some Paya Lebar condos. Like most landed areas, the MRT isn’t within walking distance (Mattar MRT is about 15-minutes away); but this area has good bus access. Services like 135 head straight to PLQ, where most of your needs can be met (note: while Mattar MRT is technically the closest, most residents will probably use the bus to head straight to Macpherson MRT or Paya Lebar MRT). Canossa Catholic Primary, Cedar Primary, Bartley Secondary, and Cedar Girls’ Secondary are all close by too, making this reasonably attractive to families. Like many of the cheaper landed options on this list, however, the immediate surroundings lack greenery and may not have the prettiest views, despite being of a lower density. Peakview Estate is in a relatively quiet part of Upper Changi, close to the town of Bedok. At 1,300 to 1,400 sq. ft. for $3,548, it’s a generous amount of space for the price; and it’s well suited to those who love the east. Amenities-wise, the first thing that stands out is the proximity to Simpang Bedok. This is just a short walk along Upper Changi Road, and it’s a rather famous spot among east-enders: the famous Tang Dynasty (Halal Dim Sum), Spize, and 24-hour prata places to watch football matches till dawn are clustered around here. There’s also a Giant supermarket under the food centre here, which serves the surrounding landed community. This location is ideal for those who like laid-back enclaves, where you can kick back and relax far from the city hub. If you get tired of Simpang Bedok, there are also bus services which goes to Changi Village. There’s reasonably good access to schools here, with Anglican High, St. Anthony’s, and Bedok View Secondary all in close proximity. For tertiary education, note that Temasek Junior College is under a 10-minute drive from this area. Like most landed areas though, the MRT stations and big malls are far away, so you should be prepared to drive out or use PHVs for that.
