5 Old But Freehold Apartments Above 2,650 SQFT In Singapore For Those Seeking Space

As the saying goes, the bigger the better, and this generally holds for how homeowners feel about their home sizes in Singapore.  And in a city with an inpour of compact cookie-cutter apartments, unique and jumbo-sized flats are akin to a breath of fresh air (especially for families in need of a big apartment).  But life is not a bed of roses.  One downside is that these spacious homes are usually found in older condos, which means that the facilities and landscaping are slightly dated (when compared to spanking-new launches).  Additionally, the price per square foot might hover on the lower side but due to the sheer size of the flat, this also means that buyers must be prepared to pay for a higher overall quantum (which could jolly well affect your exit strategy in the future).  For homeowners who understand the pros and cons of these homes, we take a look at five spacious and freehold apartments that are sized above 2,650 square feet this week.  Missed last week? For the most part, the Ulu Pandan estate has been well-known for having old condos that offer generously sized apartments and Pandan Valley is one of them. The project is located on a spacious 865,261 square feet of land with only 605 units, so residents are sure to enjoy a uniquely tranquil and low-density lifestyle.  As for its location, the site is situated in a neighbourhood that is largely surrounded by other condos and landed properties, giving it a more exclusive environment. It is also sandwiched between Dover Forest and the Rail Corridor, making it perfect for outdoor lovers to build a home.  For families with children, Pandan Valley is within 1 km of the popular Henry Park Primary School. In the same vein, the neighbourhood is easily accessible to popular institutions like Ngee Ann Polytechnic, SUTD, Singapore Polytechnic and SIM Global.  One downside to this is that it would require a fair bit of travelling out for access to the nearest shopping malls or MRT Station, especially for residents without a private vehicle. Jelita Shopping Centre is a 14-minute walk away, while Parksuites (which has a handful of food options) is a 13-minute walk away. Dover MRT Station (East-West line) is a 23-minute walk, though there is the option to take a bus to Buona Vista MRT Station (East-West and Circle line) instead.  The apartment is a triplex unit that is spacious 2,669 square feet. It comes with four ensuite bedrooms (in which two of the common rooms share a jack-and-jill bathroom), a spacious foyer that can be used for multiple uses, a powder room located on the first floor and a good-sized balcony that is found in the huge common areas on the first floor. With this layout, it’ll be a comfortable home for large families who enjoy hosting guests.  The junior master bedroom is also rather generously sized, as it comes with a separate study area and has a bathtub in the bathroom area. There is a huge walk-in wardrobe found in the master bedroom, too.  The apartment is located on a high floor and enjoys an unblocked view of the neighbourhood with a good amount of natural light to make it a comfortable home. Minimal renovation would be required too, as the current owners have done up the apartment rather tastefully and have kept it in a rather good condition. Easily identified by its unique curved architecture, Teresa Ville has had a long history in the Bukit Merah neighbourhood. The project features four residential blocks on a spacious 266,453 square feet of land which gives a relatively low-density and tranquil lifestyle in Central Singapore.  The amenities offered nearby are quite holistic. Teresa Ville is under a 15-minute walk to three wet markets and food centres (like Blk 112 Jalan Bukit Merah and Telok Blangah Rise Market), and those driving will find that the access to the AYE a convenient bonus point. Outdoor lovers would enjoy convenient access to the Rail Corridor and Mount Faber Park, too.  On the other hand, those who like to have access to big malls might find the 25-minute walk to Vivocity a worthwhile trip to make. Otherwise, it’s just an 8-minute bus ride away direct on bus 855. There are several popular schools in the neighbourhood, such as Radin Mas Primary, CHIJ (Kellock), Zhangde Primary School and CHIJ St. Theresa’s Convent.  However, the nearest MRT is located quite a distance away – Harbourfront. You can also take the bus directly to Harbourfront MRT which is about an 8 minute journey. There is also Tiong Bahru (East-West line) and it is about a 17-minute walk away. There is an option to take the bus which would make it a 12-minute journey, but it doesn’t stop right outside, so some walking is still required. The apartment is a freehold duplex penthouse unit that is 2,777 square feet big.  It has four bedrooms (with enough room to do up a fifth room), four bathrooms, multiple balconies across the two floors, a storeroom and separate yard in the spacious kitchen and a very generous amount of common living space to bond with family or host guests.  For the homeowner’s convenience, there are two entry ways into the unit, which can be found in the main area and also in the kitchen. The apartments come with a lift too, which can be helpful for those who need the added mobility support.  In addition to its functional and spacious layout, several interesting aesthetic focal points in this apartment add character to the home. This includes the spiral staircase, along with the semi-circular bathrooms found on both levels.  The apartment enjoys unblocked views of Mount Faber Park, and the current owners have added wall-to-ceiling glass sliding doors from the living area and balcony to fully enjoy the view and natural light. The Meyer estate has been well-known for housing old and spacious apartments, including projects like Hawaii Tower and Meyer Mansion. This week, we look at the stalwart, Equatorial Apartments, built in 1977.  Most would be drawn by the vast land size and unique low-density living in this upscale neighbourhood as Equatorial Apartment sits on almost 90,000 square feet of land with only 61 apartments. Undoubtedly, this would set the tone for the exclusive environment.  There’s a lot to like about the location, too. Unlike most old condos that are situated quite far away from the MRT station, Equatorial Apartment is a 2-minute walk from the newly opened Katong Park MRT Station (Thomson-East Coast line) and is about a 12-minute walk to the 4A Jalan Batu Market and Food Centre for affordable food options.  Being near the popular East Coast Beach is a huge selling point to the lifestyle of this neighbourhood and the project is a short 7-minute walk to the beach through the underpass.  The apartment is sized at 2,700 square feet and features four good-sized bedrooms, four bathrooms, a spacious kitchen that comes with a separate service yard and a huge common area to host gatherings. I like that the apartment is spread across a single floor, too. As the bedrooms are tucked in a corner of the unit, there is more privacy for rest areas (especially when guests are over).  Last but not least, the apartment is situated on a high floor and enjoys a good amount of natural light. As a treat, homeowners can enjoy pockets of sea view. Nestled in the landed enclave of Sunset Way, this is we have featured Clementi Park on our site. This project sits on a site sized at almost 1,000,000 square feet and only has 489 units.  To say that its low-rise density living is a selling point would be a massive understatement.  Clementi Arcade (which has a supermarket and some cafes) is located around a 7-minute walk from the site, though there is the option to head to the HDB cluster along Sunset Way for more food options.  In addition to being near the Maju Forest and Clementi Forest, the project comes with its private hill, where residents can enjoy a unique and exclusive green space without having to leave the compound of the project site. Additionally, the project is within a short walk to the park connector that runs along the Ulu Pandan River that leads to the Rail Corridor.  One common downside for older projects like this is that the nearest MRT Station is far away. Clementi MRT Station (East-West line) would require around a 6-minute drive or a 21-minute walk, though there is a shuttle bus option. This is a ground floor unit sized at an eyebrow-raising 3,401 square feet spread on a single level, giving it the feeling of living in a landed home.  It has three ensuite bedrooms, a study (big enough to be used as a fourth bedroom), a separate yard, bath and store room connected to the kitchen, and two terraces in the huge living area.  Last but not least, the master bedroom comes with a walk-in dressing area, making it ideal for homeowners who need more closet space. Peach Garden is another mature but uniquely spacious project located along Meyer Road and it is nestled between landed homes and other condos nearby.  While there are no food or grocery options within a short walking distance, the project is located a three-minute walk from the newly launched Tanjong Katong MRT Station (Thomson-East Coast line) and is one MRT Stop away from Parkway Parade and Marine Parade Central Market and Food Centre.  Notably, the project is located right across East Coast Park from the ECP expressway and getting to the beach is a short walk away.  The apartment is a huge 2,766 square feet unit that spans across one single level and offers four spacious ensuite bedrooms, two balconies in the huge living and dining area, a store room and a powder room connected to the kitchen.  Due to the flexible space located in between the bedrooms, the apartment has a good potential to create a unique and spacious home that can better suit the next homeowner’s needs. This can include an open study area, a kid’s play area or even a home gym set-up.  As the apartment is situated on a high floor, homeowners can enjoy unblocked views of the sea on one side and unblocked views of the landed estate on the other.  Not sure what projects to look out for?
